I can hear you screaming “I want to sell my house…HELP!” You are NOT alone. Pretty crappy situation we have out there isn’t it. We wouldn’t be in the mess we’re in if people with $99 and a job weren’t getting loans that doctors couldn’t pay off. It’s totally insane. But, it is what it is and we’re left to clean up the mess. Those of us with homes to sell are pretty much S.O.L. Or are we?

See, this is where homeowners go into a panic and you can’t do that. Yeah, I know…it’s a buyers market. I’m not going to lie to you, but as a homeowner, there are many things that you can do to give yourself the advantage. No, you don’t have to sell your home for pennies.

Peter Iannnelli was where you are now. His story of how he kept dropping the asking price of his home $10,000 every week is legendary. Talk about being confronted with the possibility of foreclosure. This was a man who was at the end of his rope, as I am sure you are close to being as well.

Nothing was working until he realized that the strategy that he was using to price his home just wasn’t working. You know the one I’m talking about. Where your home is worth $150,000 so you price it at $165,000 and hope to get $150,000. In a sellers market, this works fine. But it doesn’t work today.

Today, you have to go about this a totally different way. See, the buyer has the upper hand today. He knows that the market is crap. But you don’t have to make things worse by putting up ads that sound like your first born has just been kidnapped. No, you have to learn to deal with your prospects from a position of strength…and that starts with your mindset.

Yeah, the economy stinks and you can’t sell your home…or so you think. Well, if you want to sell your house no matter how bad the market is, you might want to read this article. It just may do the trick.

Okay, so what’s the secret? Why is it that there ARE people out there who are actually selling their homes and getting a decent price for them? Well, they figured out the hard way that you can’t approach a buyers market (which is where we are now) like a sellers market. Something has to give. That doesn’t mean you have to give away the store, but you have to realize that the buyer is in the driver’s seat.

Having said that, there are ways to turn the tables. One of those ways is to put on a happy face. No, I’m not talking about the hit song from Bye Bye Birdie. I’m talking about faking it. What I mean by that is this. When you show your home to a prospective buyer, you can’t let them see you sweat. You have to show confidence. You have to make them believe that your house is going to be sold any day now and that they have to jump on this fast.

This process actually starts with the ad that you place for your house. You have to get away from the doom and gloom ads. You know the ones I’m talking about. “Heading for foreclosure. Must sell at any price!” You might as well just hand the keys over to the prospect with a thank you note for kicking you in the backside. These ads are not going to give you the advantage, so stop posting them. Remember, be positive.

Want to know how to sell your home in a buyers market? If you’re having trouble figuring it out, this article should give you some ideas to get you started.

You need to take on a more active role in the selling of your home. In other words, don’t depend on the Realtor to do the work for you. Quite honestly, once your home passes that magic 30 to 60 day mark on the block, your Realtor couldn’t care less about it. They’re going to spend more of their time on the newer listings and trying to get THEM sold. That’s just the way this business is. That means YOU have to start showing the prospects around. Hey, who knows YOUR house better than you?

Another thing you can do is make sure, when you DO show the house that it is spotless. You need to make a good impression. Remember, this is a buyers market, like it or not. You are not in the position of power here. The buyer is. That means you have to be willing to go the extra mile to get their business. That means showing them a house that you’d be proud to show the President of the United States. Think I’m kidding? Trust me, as a marketer, presentation is everything.

Finally, you need to work on your ad listings for your home. You need to make them more attractive. The standard listing that used to work back in the days of the sellers market isn’t going to cut the mustard today. You really need to catch the attention of your prospect. So the typical “7 room split level…asking $259,000, blah, blah, blah” isn’t going to get it done.
